Good hunting property, bordered by huge tracts of land and the 1700 acre Alpine Wildlife Management Area.

Requires approx. 3.5 miles of light 4wheeling/trail riding to access

Deed was written in ~1930? and says "thereabouts 45 acres", GIS data says 53.5 acres

$60,000

LAND - 53 acres Alpine/Allred TN

Took a trip up there today, first time in 2 years. Came in from Alpine on Mountain Ln, went out through Copeland Cove Ln to Livingston. Good ride

Business opportunity?

Logisitics and shipping would probably be an issue... It took us 2 hours to get across the WMA (we had to stop a BS some, and I almost flipped over into a mudhole, luckily a fallen tree caught me (and mashed my front fender in the process)

So is there a right of way to gain access through neighboring plots? Or is the trail technically a road?

Curious what it would look like if you wanted to live out there.

Technically the trail is the road across the WMA, that's the access written in the deed, it connects to another "road" that comes up the mountain from the south. As it is, it takes an hour+ ride to get there from a paved road in a truck (dirtbike would be much faster)

It's over a mile straight line to power in any direction, more like 2 miles, that would have to cross large neighboring tracts.

If I end up keeping it, I'll build a tiny cabin up there so I can ride in and stay a few days to hunt and 4wheel.

With the marker tree like that any idea on trail/ road age?

Not sure I understand what you're asking? Marker tree?

The the original trails/roads have been across the WMA and across the property for 100+ years.

That's cool, never knew that. Not sure what the tree is pointing at except the road down the ridge toward the river.
