I have thought about every way imaginable to keep it going but it is just not in the cards for me unless some investors want to keep me involved when they purchase it.

Treat it like a for sale ad that says "must sell, baby on the way" - at face value. The hypothetical baby could very well be on the way, but might not be the only real reason to sell. Don't try to figure it out. Lol.

If it's too much work he should just go down to Texas and find a nice Amigo family coming across the border. Pull them a trailer onto the property and let them do all your maintence and labor stuff to pay their rent.

Studies show that 90% of the proceeds of selling a family farm usually end up going to booze, cocaine and whores and then they usually waste the rest.

Basically if you want to buy a big chunk of land to play on, its out there. Making a profitable business of it is a whole 'nother ballgame.
 
1 million dollars will get you 100ish acres of flat ground around here.

I was in West Virginia a couple weeks ago and talked to a guy I know that just bought 20 acres for $8500 and added that to his 70 acres for a total of 90 acres and said he had $35k in it. My jaw hit the floor.

I'm surprised you don't see recreational land trusts more often in the east. You see partial ownerships for sale on hunting properties pretty regularly.

Damn liability and lack of personal responsibly


I know out west they have lots of public land available in most states.
