Changed a few minor things

40' wide, 36' deep, 10' walls, gable ends on front and back walls. 8x8 insulated garage doors on both sides with a 12x10 insulated garage door in the center. 3/12 pitch roof. Fully insulated with vinyl backed fiberglass insulation. 2 walk through doors. Commercial gutters. Charcoal gray metal walls, white trim, galvalume roof. He hasn't told me exact numbers on the new version, he came over Saturday, looked at the pad, and we talked it over. But should still be around the $23,900 price (minus dirt work) that he quoted before. Total dirt work was $1,965. Think it took 9 loads of chert. Gonna have to get some top soil brought in to cover exposed chert, maybe even scrape some of it away first, once the shop is built. I want to be able to mow it all, so want it tapered into the yard best as possible.

Naw, didn't we already go through this lol. It is including concrete. I did have it at 12' walls, 2/12 pitch roof, 1 8x8 and 2 10x10 doors with gable ends on the sides instead of front and back and he quoted $23,900. I since changed it to 10' walls, little more pitch in roof at 3/12, 2 8x8 doors and 1 12x10 door, and gable ends on front and back walls.

However, he did say he quoted the concrete as a 30x40 instead of 36x40 when he gave me the initial quote, as he does a lot of 30x40's and wasn't thinking about mine being 36 vs 30. But metal and all he figured right. So I wouldn't expect it to be over $25,000 at the most, fully finished out concrete and all. Wiring will be around.$1,000-1,500, and I might add garage door openers on 2 of the doors. Aint decided on lights yet either. So total all in building, dirt work, wiring, lights, and garage door openers should not exceed $29-30k.

I live in small town, USA man...local small business guy that builds these steel buildings. He hires same concrete crew for all his buildings so Im sure he gets good concrete prices in exchange for providing them with steady work, which makes it cheaper for me. That's the regional difference between where I live and where you live.

I knew that, the smalltown USA comment was in reference to builders and concrete guys both work a lot cheaper than they do where NOVI FED COUPE lives (around ATL if I remember correctly). That being the regional difference, not the fact that he subcontracts the concrete work. Sorry, I kinda worded that weird in initial post I guess.

Your prices are in line with what mine ran assuming he's quoting a 4" pad. With the rebar work, footers, and thickness I had a good bit more in mine. I spent more in wiring also but that's another thing I went overkill on so it's not an apples to apples comparison.

NoviFed is actually more in the country than you are Josh, but yea, contractors generally use the same concrete guys as much as possible pretty much every where.

Did some quick Google fu and his small town is about twice the size of mine and about 6x bigger than Novifeds. Sounds like your getting big city deals Josh!

So what explains the cost difference where I live and where Novifed lives? Regional difference is not defined by the sole city/town one lives in, it's comprised of all surrounding areas that builders service.

After nearly 3 months of rain delays we finally got to break ground today for our new Mat It Motorsports garage! It has been much anticipated and we're excited to see progress being made! It is going to be a 70x40 pole barn style with 60x40 being interior shop space, a 20x10 lounge/kitchen/bathroom and a 10' carport overhang on one side for parking trailers, camper, etc. Garage entry will be a drive through in n out setup with double 14x10 doors on both ends so that we can pull a tow rig, trailer and toys straight in if we want. It ain't gonna be nothin fancy, just enough room for myself and two others to work on our projects and junk! Progress should be fast over the next few weeks so more pics n info coming soon!

josh plans look good ,make sure you post up some pics along the way.I,m just down the road from you in Fyffe.and mine was built from scrap on the cheap.Used tin and trusses from old chicken house tear downs,did my own dirt work with my tractor .only thing i gought new was a sub pannel box for breakers ,screws ,nails,4x6 post and concrete.EVERYTHING else was used and repurposed.off the top of my head iwound up with about $7500 in it roughly. im sattisfied with the out come but i didnt realy plann and budget for it .if and when i do it agian it will be well planned and budgeted out.i saved a lot of money this way but wasted as well 7 years later and im already replacing the use tin on my roof ( perfect example ishould have bought new tin for the roof the first time). any way good luck and looking forward to the pics.
 
They got the dirt pad squared up and leveled today, and building materials are being delivered Monday mornin :woot:

We got the building layout plotted yesterday and the poles started going up today! Trusses and roof tin should be done by the end of the week!

Rafters are up and we just heard that concrete is scheduled to be poured next thursday, weather permitting. Construction is going faster than we expected! ;D
