Wow that's sounds dirt cheap! Land is crazy high here in Georgia again. I just had a friend buy 56 acres next door to me for $4800 an acre and that was considered a steal. There are a lot of smaller tracts for 10-12K an acre around my area.

It is pretty nice, I just wish they did better trail maintenance, like Hawk Pride does.

People ask $2000 per acre plus but when I bought my 150 acres 2 years ago I ran an average land sale numbers on lots over 50 acres. It was $1375 for the upstate NY area. And that's almost exactly what I paid for mine.
 
Man its got a nice house, big ass shop, pavilion, and some beautiful scenic country. It aint just a bunch of undeveloped land. Would be badass to own it and live there and only host events when you wanted to instead of putting up with wheelers every weekend.

The property is beautiful. Especially from the top of the power lines around sunset or sun rise. This is mid day and it's still amazing

Up in that cove looks like a good safe place to host some long range shooting matches too (as long as you can keep the bullet arch under the powerlines?)

In the listing it says you can shoot 600 yds from the front porch, and 1000+yd shots can be safely made on the property. One of the photos in the listing has a steel gong target visible on the edge of it.

I'd give my left nut, hell maybe both nuts, to own a place like this. Wheeling and long range shooting together, it doesn't get any better than that.

With deer hunting. I've seen deer there both times i've gotten to go.

Theres a barn not pictured back towards the cove i just remembered, but you could probably move one way or another and make the shot.

Carter and his Family own the Property. He works for me on editing and social media management. We just branded it with the plan to run it for two years and see how it went.
It is more work than Carter wants to handle with a baby on the way and I don't have the time or the 1.5M to buy it so it is up for sale.
Best case someone will buy it and keep it as a park. All scheduled events for this year will be held there as planned.
I have no doubt that it could be a profitable business if it were open all of the time and had a park manager that lived on site.

The park is open this weekend if you haven't had the chance to make it out to see the trails. thumb.gif
Why not hire someone to run the park?

That would be easy if the land was paid for and you didn't have to make payments on it. That is not an option when you are looking at paying $8k per month to purchase it.

That is a lot of T-shirts! I just can't take the risk. I have one business that is doing well and another one that I am trying to grow. I can't take away from them just because I really want a park that is 2.5 hrs away.

I didn't say I was concerned, and I didn't ask for an explanation of why they wanted to sell. They offered an explanation of why they were selling and I just simply said what I thought about that reason. You can not like my opinion of their reason but your explanation of why you didn't like my opinion is not founded in what I originally said.
