Garage/Shop building type

What is the best for the $$$?
Pole building or stick frame?
It has to have the same siding & roof (no steel).
I have been getting bids that vary over $10,000 (same product).:wtf:

Whats with the price difference. I have a guy coming out monday to plot out my shop and go over some plans. Mine also needs to look like the house with the same siding and roof also. I expect to be around 25,000 to 30,000 with mine. What have you been quoted so far and what size/features are you looking at?

Size: MAX 1000 sq ft (40X25 ish).
Area I have to work with is 50X34 with 5' offset's hence the 40'.
1000 sq ft max without special permit issues.
Pole garage requires stamped engineered dwgs, stick does not.
Both require plans and permits, I already have the plans & permits.
I have to revise them for the pole garage, but it is looking it may be worth the $
Lets see prices have ranged from under 20 to over 40.:eeek:
I am waiting on a couple more bids before I decide.
Some have issues with siding so it has an effect.
But all in all I am seeing OVER $10,000 difference in the basically the same building. :eeek:
So far I have been unable to see any real difference.
I even got the statement by one that he does not care to compete with other companies, he is to busy already. Funny thing his price is not that bad compared to some others.

I built a pole building at my last house, and while it was cheaper... I would go with a stickbuilt next time if I could afford it. The only reason I say this is for the ease of INSULATION!!!!

Build it yourself. Framing 4 walls and a gabled roof is extremely simple. I'm not longer doing any carpentry work, but can offer you some simple directions to do your framing and siding. I know a guy in you area that is a good concrete guy to pour you pad and walls (Brandon, goes by Barnacle) It's a whole lot easier to cut and nail wood than it is to fab these 4x4 things that we play in.

Is that the Brandon that has/had the Ranger (if you could call it that once he was had done some tube work on it)?
I have another bid coming in Friday, depending on it I will flip the quarter (so to speak). I am not a framer, but I may take you up on the directions if I end up going that way. I am real close to that point. Thanks

What about those companies that sell pre-fabbed metal building? You pour a pad and they erect a metal building for. Cost/sq ft seems cheap

IME the typical pole barn can be had in any siding you want.
To get it insulated you are basically going to have to frame it in on the inside.
The metal building can be done in any siding just like the pole barn.
Mine is 40x72 and has 17'walls. Cost $15k Concrete and I'm in the building something like$70-80k for the shell after fixing all the fixable FU's!:booo:

Cool, I didn't know Barnacle did concrete work, I have a couple slabs in mind I might just have to drop him a line on....

I would do what they call commercial girts. That allows you to used traditional rolled insullation on the walls.
Also, beware of going with lowest bid. I would be more concerned with the quality and reputation of the crew. You don't want them to take you money, show up for a week, then not come back for 3 months.

Thanks Outback, sorry to hear about your experience. I was hoping to do it for much less than that though. For $285/SF I could build a serious luxury home, let alone a *****in shop that would make Indy drivers drool.

Thanks...:fawkdancesmiley: I've been trying NOT to do the math:booo:

But when it is done it will be 1440SF(2-story) of nice house and 2000Sf of shop on the ground floor and some number above that. And then we'll build the main house. And yes I do have the tools in storage to build Indy cars, though I'm leaning towardz Class 8 SCORE...:beer:

I must have missed something. Where did it say his was costing $570,000 (285x2000)?

I plan on concrete for security and I'm building it into a hill for insulation. Living quarters will be the added bonus.
