It will take awhile......two to three years is my guess. Other regions and low income markets may take longer to, or never, recover. But that ain't us man.......

When will it hit bottom? I'm going to be buying my 2nd in probably a year or so. I had a agent tell me this summer there are going to be a lot more foreclosures popping up. Thats to soon for me but if prices come down far enough...

Why is this a bad time to buy, again? This is a bad time to be selling for sure. But with house prices coming down a bit, why not jump on something? We would all like to know when prices will be at their lowest so we can buy right before the up curve, but i guess thats all part of the game.
No one wants their house to depreciate, and that is scaring people from buying. But at the same time, it doesn't make much sense to wait for prices to skyrocket before you buy either.

One other thing i don't want people to forget, you can always do "stuff" to your house to make it worth more. For those of you that are pretty crafty, buy a house that needs some work and fix it up. Look for the worst house on the block, paint it inside and out, carpet, some landscaping, etc... You just increased the value of your house more than you might think.

Honestly, I don't know. But if you can afford to buy now, then buy now. You never know what your future might hold. Waiting for the "bottom" is not going to work. Because you need a reference to compare it to. You know?

I have a nice place now that is great until I retire, but I am looking now in hopes of the next few years of buying somewhere else, keeping this place and having two places.

When you say "keeping this place" are you saying you are going to rent it out? Or, is this going to be a second place you call "home"?
If you have lived in a house for many years, dumping your heart into the place to make a home for your family, you may not want to rent it out. If by chance you get a bad tenant in there your going to be stressed and nervous all the time. Something you don't need while enjoying retirement. On the other hand, if someone close to you is looking for a place to live than maybe renting to them ain't a bad idea. Just be very picky who you let live there.
